Innov Center

Innov Center is located in the decentralised CBD of Wujiaochang, which is along the middle-ring road, and on the Southern edge of the New Jiangwan Area, an ecological high-end residential zone. This location is close to the heart of Jiangwan-Wujiangchang business cluster, surrounded to the south by Shui On’s Knowledge and Innovation Community (KIC) development and to the north by Tishman Spring project. It is within a 600m walking distance from Sanmenlu station of metro line 10, which is already operational.

Its immediate vicinity is master planned as a medium-scale creation and innovation business zone, and houses a cluster of prestigious and internationally-renowned educational institutions such as Fudan University, Tongji University and Shanghai University of Finance and Economics. This in turn is attractive to institutions and companies that look to hire highly educated employees. Anchor MNCs such as EMC, IBM, Oracle, AECOM and Nike have already set up their headquarter offices in this area as the area has been developed into a well connected, decentralised CBD with metro line 10 (in operation) and line 18 (under construction).

Innov Center comprises three high-rise office buildings with a two-storey retail podium, with a total GFA of 80,701 sqm (see the breakdown table below). Newly completed in 4Q 2016, the project’s design is regular with a central lift core, maximising efficiency. Specifications of the project are good: 3.1m net ceiling height and 100mm raised flooring, which will allow it to command premium rentals in this location. In addition, there is ample parking space with a total of 555 lots, corresponding to a ratio of 145 sqm of commercial space per carpark, which is significantly more generous than other commercial projects.
