In July 2015, Nusajaya Tech Park partnered Japanese Conglomerate, Mitsui & Co., Ltd. to provide Build-to-Suit (BTS) for lease solutions to Japanese companies in Iskandar Malaysia. The joint venture marks the first Japanese partnership for industrial parks in Iskandar Malaysia.
Under the agreement, a total land area of 10.7 hectares will be set aside for BTS for lease within the 210-hectare Nusajaya Tech Park, at a projected development value of approximately SGD167 million (RM468 million) over four years.

The partnership covers:
- Development of a new Nusajaya Data Centre, the first of two major data centres planned by TM Group, in Nusajaya Tech Park. The build-to-suit data centre, which will offer a full suite of Managed Data Centre Services and house TM's regional Cloud Hub, will be constructed by Nusajaya Tech Park and operated by TM subsidiary VADS Berhad.
- Collaboration on ICT Infrastructure/Services where companies can enjoy access to ready-built high-speed fibre infrastructure and data centre services which relates to potential cost savings on their IT infrastructure.
- Collaboration on Smart Services which includes the award of a safety and security contract for Nusajaya Tech Park to Inneonusa – a tripartite joint venture among TM, UEM Sunrise and Iskandar Investment Berhad (IIB).
