Central Park II is the representative project of CapitaLand's deployment of China-Singapore Guangzhou Knowledge City. As a national-level China-Singapore bilateral cooperation project, China-Singapore Guangzhou Knowledge City has been developed for 10 years, and it is the "Experimental Field for Intellectual Property Reform" approved by the State Council around the country, but also the major carrier of technological innovation in GBA. Currently, China-Singapore Guangzhou Knowledge City has a total of 1,830 registered enterprises, with a registered investment of approximately 150.81 billion yuan and an output value of over 300 billion yuan.
Central Park II locates in the well-developed south area of China-Singapore Knowledge City, next to the Hetangxia Subway Station on Line 14 and bus stop, making daily travel extremely convenient. The project is amid the "8+5+7" backbone road network (under planning), connecting Guangzhou Baiyun International Airport, central districts in Guangzhou and major cities in GBA.
The surrounding educational resources include Tianjing Primary School, Tianyu Primary School, Jiulong No.1 Primary School, Feanghuanghu Primary School, Nanyang Middle School (under construction)、Huafu Middle School (under planning), Jiufo No. 2 Middle School, Guangzhou Experimental Middle School (under construction). There are rich medical resources around the project including CUHK Affiliated Hospital, Taihe Hospital, Royal Lai Hospital, Nanjing Medical University Knowledge City Branch (under construction), and mature commercial facilities including 3 Singapore neighborhood centers (under construction), Greenland Buncheng, Chengnan Neighborhood Center, Knowledge City Plaza (under construction).
The interior of the project draws on the Singapore garden city concept to create a ‘five sense’ garden (intimacy-vitality-security-comfort-technology), with a low floor area ratio of 2.0 and a greening rate as high as about 39%, which is a low-density ecological habitat. The project is equipped with a kindergarten and a market to meet the needs of residents. The property service standards will refer to the first-class residential property service standards in Guangzhou, providing owners with a comfortable, convenient, secure and comprehensive property service experience.
