The industrial spaces within high-specs buildings typically feature facilities catered to a specific industry or group of industries, such as clean rooms, high-speed internet, or high power supply. CapitaLand’s portfolio of high-specification industrial buildings is home to many multinational industrial companies that co-locate their headquarters alongside their manufacturing operations.

CapitaLand’s high-specifications industrial buildings are strategically positioned in prime locations, offering excellent connectivity and proximity to research institutions and business hubs. For instance, Techview, Techlink, UBIX and 31 Ubi Road are minutes’ walk from the nearest MRT station.

Light industrial buildings typically comprise large manufacturing areas with a smaller proportion of office space. Compared to high-specification industrial properties, they are designed with a greater emphasis on production activities rather than office use.

These properties are well-suited for companies involved in light industrial activities such as light manufacturing, software development, and call centres, as well as heavier operations including manufacturing, processing, and other industrial uses where manufacturing and headquarters functions can be housed within a single facility.

The specific activities allowed in light industrial properties depend on whether the space is in a Business 1 (B1) zone, or Business 2 (B2) zone.

B1 industrial spaces (Business 1) are zoned for clean and light industries with low environmental impact, such as electronic assembly, software development, light manufacturing, clean workshops, technology, as well as research and development (R&D).

These spaces produce less pollution and noise, thus requiring only a 50-metre nuisance buffer, making them suitable to be located closer to residential areas.

B2 industrial spaces (Business 2) are intended for heavier manufacturing and production activities that typically involve heavy machinery. Examples include metal fabrication, chemical processing, and automotive workshops.

These spaces typically produce more noise, odour, and pollution. B2 zones thus require a nuisance buffer of at least 100 meters, which is why they are typically located further away from residential areas.

Pure stand-alone warehousing, storage or office use is not allowed in light industrial properties. According to the Urban Redevelopment Authority’s 60/40 rule, the predominant use (60%) of a light industrial space must be reserved for core industrial activities.

The URA 60/40 rule states that at least 60% of the total gross floor area (GFA) of an industrial space, business park, or science park must be reserved for core industrial or production activities, while the remaining 40% or less of the total GFA can be used for ancillary and/or secondary purposes. These ancillary uses include office spaces, meeting rooms, and pantries.
