In Singapore, business park zones are planned for high-technology, research and development (R&D), and knowledge-intensive industries, with a more campus-like environment than conventional industrial estates. They typically feature higher building specifications, generous landscaping, and on-site amenities to support innovation and collaboration among occupiers.

Activities in B1 zones are generally non-pollutive and have minimal environmental impact, making them suitable for locations near residential areas.
B2 zoning is meant for heavier and more pollutive industrial activities, such as manufacturing, processing, and other industrial uses that may involve noise, smoke, or heavy machinery. As a result, B2 activities may have a higher environmental impact, which is why B2 zones are typically located further from residential areas to minimise disturbance.

These spaces are often equipped with high floor loading capacities, wide column spans, high ceiling heights, and ample loading bays to support efficient operations for logistics providers, e-commerce companies, and manufacturers, among others.
